OFFER 03

Surfaces that breathe again.

Balcony floors, railings and reachable exterior walls, cleaned to deal with growth and drainage deposit rather than just appearance.

Illustrative stock photo. Guide price from ¥19,600.

WHAT YOU GET

A balcony you are comfortable using again

Green growth on shaded surfaces and grime built up around drainage outlets are cleared during the visit, along with railings and any entrance approach within reach. The result is a surface that is cleaner and easier to use.

THE PROBLEM

Shaded surfaces do not dry the same way

Balconies and walls that rarely see direct sun hold moisture longer, which is exactly what lets algae and moss take hold, especially after the rainy season and the humid summer. Drainage outlets collect the same organic build-up, and left alone it can slow the run-off of water from the balcony.

THE METHOD

Pressure chosen for the surface, not applied uniformly

Older render and coated panels need a gentler approach than bare concrete, so the cleaning pressure is set according to what the surface can take. This avoids the damage an aggressive one-size treatment can leave on softer materials, while still lifting growth from harder ones.

THE VISIT

What the visit involves

A visit runs around three hours for up to 40 square metres of external surface, covering the balcony floor, railings and any reachable wall or entrance approach. Drainage outlets are cleared in the same visit, and any surface showing notable wear is noted in a short written note afterwards.

THE PRICE

From ¥19,600 for up to 40 m² of surface

The guide price covers balcony floor and railing treatment, drainage outlet clearing and a written note on surfaces showing wear, for a visit of around three hours. Larger balconies or wall area beyond 40 square metres are quoted separately. The written quotation states the final amount and whether consumption tax is included.

AFTER THE VISIT

What to expect, and how long it lasts

Growth and staining are visibly reduced on the day and drainage outlets run freely again. How long that holds depends heavily on shade and humidity: a north-facing balcony will need attention more often than a south-facing one, and the written note gives you something to compare against next time. If you are unsure whether your surface suits this kind of treatment, ask before any work begins.

NEXT STEPS

Getting started

Send a note describing the balcony or surface and whether it faces north or south, which helps in judging how much growth to expect. A visit can then be planned before or after the rainy season, whichever suits.
